HOA & Community Magazines

The official magazine your community deserves — often at no cost to your association.

HOA community publications are our specialty. Ternion Sage publishes official community association magazines coast to coast: professionally written, beautifully designed, printed on premium stock, and mailed to every home — with local advertising that can cover the entire cost.

The model

How an advertiser-supported magazine works.

  • 1
We build the publication around your community.

Your events, your clubs, your residents, your voice. You keep editorial approval; we do the work.

  • 2
    Local businesses sponsor it.

Reputable, vetted advertisers want to reach your residents. Their placements fund production — many of our client communities pay nothing for their monthly magazine.

  • 3
    Every home receives it.

USPS delivery to each address in the community, plus clubhouse and rack copies. Monthly, on schedule, every issue.

Fully managed

What “turn-key” actually means.

Your board reviews and approves. That is the whole job.

Editorial

Content, collected and crafted

Editorial calendar, story gathering, resident features, photography direction — every issue planned and written with your community.

Design

A magazine, not a bulletin

Professional design and typesetting that reflects the character of your community — the kind of publication residents keep on the coffee table.

Advertising

Sales, contracts & billing — handled

We sell and manage the advertising end to end. Every advertiser certifies proper licensing and insurance, and your association sets the standards.

Print

Premium production

Glossy stocks, rich color, consistent quality — printed as if our name were on the cover, because it effectively is.

Delivery

Every mailbox, every month

USPS mail-house delivery to each home, plus clubhouse, rack, and event distribution.

Partnership

A publisher who answers

A dedicated publishing contact who replies within one business day — never a ticket, never a runaround.

“An official community magazine answers to the community. That changes everything on the page.”

The Ternion Sage standard

The official difference

Selected by your board. Accountable to your community.

Plenty of publications will happily put your community's name on a cover. Very few are chosen by the community itself.

Every Ternion Sage title is the official publication of its community — selected by the association's Board of Directors to represent residents in their best light. That distinction shapes every page: stories are chosen because they matter to your residents, not because someone paid for a spotlight. Features aren't for sale. Advertising supports the magazine — it never writes it, and an ad always looks like an ad.

Your board keeps final approval of every issue, your association's voice sets the tone, and the magazine carries the weight of an official channel: the place residents look for what their community actually said. That is a different product — and readers can tell.

Board-selected

Your publication, by appointment

We serve at the pleasure of your association — accountable to your board and your residents, issue after issue.

Editorial integrity

Stories earn their place

Content is chosen on merit: your events, your clubs, your people. No paid article spotlights posing as journalism.

Clear boundaries

Ads are ads

Advertisers fund the magazine and reach your residents honestly — without ever buying the editorial voice.

Recognition

Proof, not promises.

Our publications have earned national recognition — and they're judged by readers every month.

Switching publishers

Already have a publication?

We take over existing magazines and newsletters without missing an issue — and we've taken tired publications to award-winning quality.

If your current publisher misses deadlines, undersells your advertising, or ships a product your residents ignore, let's talk. We'll review your current publication and show you, specifically, what would change.

Board questions

What boards ask us first.

What does it cost the association?

For qualifying communities, advertising fully funds the magazine. Where circulation or ad inventory can't cover cost, we present a transparent hybrid model before you commit — you will always know the number first.

Who controls the content?

Your association. We propose, write, and design; your designated reviewer approves every issue before press.

What about advertisers we don't want?

You set the standards. Every advertiser certifies proper licensing and insurance, and category exclusions are written into our agreement.

Do we have to allow advertising at all?

No. Many of our client communities choose an ad-free publication. Advertising is a funding option, not a requirement.

How is this different from the independent neighborhood magazines we get offers from?

Independent publications answer to their publisher and advertisers — which is why so much of their content is paid spotlights. An official community magazine is selected by your board and answers to your association: editorial is chosen on merit, your board approves every issue, and ads never masquerade as stories.
